A home warranty is a service contract for mechanical and electrical failures caused by normal wear. It is not property insurance for fire, storm, or theft. Derin plans group coverage into systems, appliances, and optional add-ons so you can match protection to the equipment you actually own.

Covered items typically include furnaces, heat pumps, and central air handlers for failures of covered parts such as motors, compressors (where listed), capacitors, and control boards. Seasonal tune-ups remain the homeowner’s responsibility and help keep claims eligible.

Plumbing Protection

Interior supply and drain lines, circulating pumps, and covered fixtures can be claimed when a mechanical failure occurs inside the home. Clogs from debris, freeze damage, and outdoor irrigation are generally excluded and are listed in the contract.

Coverage can include interior wiring, breaker panels (where listed), and standard switches or outlets that fail from wear. Upgrades required by current code, aluminum wiring remediation, and generator systems need optional riders if available.

Tank and many tankless units are eligible when a covered part fails. Sediment, dry-firing, and lack of anode maintenance can void a claim, so we send care reminders to subscribers after enrollment.

Refrigerators, ranges, cooktops, ovens, built-in microwaves, and dishwashers can be included on Complete and Premier plans. Cosmetic damage, racks, ice makers (unless listed), and non-mechanical failures remain outside coverage.

Washers and dryers are high-use machines. Coverage focuses on motors, timers, heating elements, and pumps. Foreign objects, overloaded drums, and vent blockages are homeowner maintenance issues, not warranty events.

What a typical claim looks like

  1. You notice a breakdown and gather the brand, model, and a short description or photo.
  2. You submit the claim through our contact form so there is a written record.
  3. A specialist confirms the plan, waiting period, and whether the item is listed.
  4. If accepted, a qualified technician is assigned. You pay the service fee in your contract.
  5. Covered repairs proceed up to the item’s coverage cap. If replacement is more practical, we outline that path in writing.

Waiting periods protect the plan from breakdowns that already existed at enrollment. Pre-existing failures, improper installation, and lack of maintenance are the most common reasons a claim is not accepted. We would rather explain that before a technician arrives than after an invoice is written.
